I now offer two kinds of moving picture for a home: a walkthrough video filmed on site, and an AI cinematic walkthrough generated from the photos. They look similar at a glance. They are not the same thing, and they're good at different jobs.
What each one is
Walkthrough video is real footage. I film the home with a stabilized camera, fly the drone for aerials, and edit it into a horizontal video, with a vertical reel for social if you want one. What you see is what was there on the day.
An AI cinematic walkthrough is generated from the professional photos of the home. Software turns still frames into smooth camera moves that glide from room to room. Nothing is filmed. Every one I deliver carries a visible label: "AI-generated from real photos of this home."
Side by side
| Walkthrough video | AI walkthrough | |
|---|---|---|
| Made from | Footage filmed on site | The photos from the shoot |
| Drone aerials | Yes | No |
| Extra time on site | Yes | None |
| Shows how rooms connect | Exactly as they are | An impression, not a record |
| Price | $499 à la carte, or in Host Signature from $749 | +$249 with any package |
When real video is the right call
- The location sells the home. Water, a view, a walkable street. Only the drone and real footage can show that.
- The layout is the feature. Real footage shows how the kitchen opens to the yard, with nothing guessed.
- You'll run ads or post regularly. Real footage can be recut into reels and ads for years.
- It's a higher-priced listing where buyers or guests expect to see the real thing.
When an AI walkthrough makes sense
- You want motion without a video shoot. It's built from the photos already taken, so there's no extra time in the home.
- The budget covers photos, and a little more. It adds movement to a listing for about half the cost of filmed video.
- You already have professional photos. I can generate a walkthrough from your existing set for $349.
- You want something for social that feels more alive than a slideshow.
The honest limits of AI
AI video is an interpretation. It can't show what the photos didn't capture: no neighborhood, no sound, no sense of the walk from the car to the door. And because it's generated, it has to be handled carefully. My rules are simple:
- It's generated only from real photos of the actual home.
- It's always labeled as AI-generated, wherever it's shown.
- It's never presented as real footage, and it never replaces the photos.
If you post one yourself, keep the label on it, and check the rules of the platform or MLS you're posting to.
Or use both
They aren't rivals. On The Junction Retreat in West Seattle, the host got the filmed walkthrough with drone aerials, a vertical reel, and an AI cinematic walkthrough, each for a different place: the listing, social, and ads.
Not sure which fits? Send me the address and what you're trying to do with it. I'll tell you which one I'd pick.
